The Roof’s Age
The very first thing you should inquire about when considering buying a new home is the age of the roof. You may be able to get the information directly from your realtor, but a simple check can help you determine the age of the roof and how long you’ll have before it needs to be replaced. Be sure to inquire about the type of roofing material that was used. There are many options available such as metal, tin, cedar or asphalt shingles and each have different lifespans.
One of the first things you should do is check to ensure that the roof is free of mould and mildew. Make sure that the roof is perfectly flat and there are no curled edges on the shingles or bulges in the roof. Check for worn spots on the shingles and ensure none of the shingles are missing. If you spot any of these issues, it’s a good indication that the roof is quite old.
Proper Roof Ventilation
Every home needs to have adequate roof ventilation and a proper ventilation system in place. Just because the roof is brand new, doesn’t always mean that the ventilation matches the aesthetics of that shiny new roof. Be sure to check for any grains from asphalt shingles in the drainage areas. These tiny granules coat the outside of the shingle itself and act as a protective barrier. Granules in the drainage areas can indicate that the shingles are starting to wear.
Breaks and Leaks
Roof leaks can wreak havoc on the interior of your home, destroying everything in its path, from ceilings and floors to furniture and your valuables. Be sure to inspect the rooftop for leak points before you buy it, including the chimney areas, which can cause leaks if not sealed correctly.
